Performance Contracting is a technique by which a building owner or manager contracts with an energy service company (ESCO) to implement and finance energy efficiency strategies. Often, the ESCO guarantees that the strategies implemented will generate sufficient savings to cover the monthly finance payments. Although ESCOs assume much of the risk associated with implementing energy efficiency strategies, all too often building owners and managers believe that there is no risk associated with their participation in such agreements. Unfortunately, that is not the case. Like any other business transaction, building owners and managers are still responsible for ensuring that they get what they want, and what they pay for. They must select the right ESCO, negotiate a satisfactory agreement that works for both parties, and maintain vigilance to ensure that all the ESCOšs work is of the highest quality.
