Roof
E Cube will be utilizing the services of a sub-consultant to perform an analysis of the roof. CBRE asked if “is the roof in good condition and OK for a 7-8 year lease term or need to be replaced.”
Life/Safety: Fire alarm horns/strobes, sprinkler, fire suppression (pre-action, FM-200, etc.), fire extinguishers
Walk facility to review fire suppression systems. Review installed fire detection and annunciation systems, testing and maintenance programs. Interview Property Manager. Report will note observations and apparent issues.
ADA compliance of building
Cursory review of building ADA compliance via site walk-through and review of owner records.
Electrical infrastructure: Normal and Emergency Power Systems
Locate and review electrical equipment. Observe general condition, testing, maintenance and repair history, and applicability to service. Review latest infrared survey. Where possible record loads. Rough calculation of capacity to serve plug loads for standard office user.
Mechanical infrastructure: Air Handling Systems, including exhaust. Heating Water, Service Gases, etc.
Assess condition and future life expectancy of the components making up these systems. Utilize engineering judgment to predict applicability and make recommendations for modifications or replacement. Review maintenance records and any other available information.
